Our team of property experts are on hand to take away some of the stress and help deal with the legal issues that come with selling a property. We can assist you with:

  • Providing the buyer’s solicitors with standard information about the property and answering their additional questions
  • Preparing and exchanging contracts for the sale
  • Completion of the sale and handling any associated purchase

There are many steps and legal requirements which need to be taken before a change in ownership of any property can take place. The process can be complicated and stressful but our property team will help make your transaction as smooth as possible.

Buying a Property

Once you have found your dream property and have agreed on a price through the estate agent, you need a specialist Residential Property Solicitor to investigate the property and handle the legal paperwork, including your mortgage. Buying a property requires a lot of due diligence work by your Conveyancing Solicitor to make sure you, and your mortgage lender, are protected.

Due Diligence in Property Transactions

We will always carry out due diligence to help identify any potential risks involved in your purchase. The due diligence process involves:

  • Enquiries before contract
  • Supplemental enquiries once surveys and search results are available
  • Searches – these depend on the type and location of the property
  • Title investigations to check there are no nasty surprises, such as an extension not having the necessary planning permission or a restrictive covenant that will stop you from using the property for your planned purpose

If due diligence raises issues this does not necessarily have to be the end of your sale or property purchase as you may want to explore price reductions or certain insurance policies.

Re-mortgages

If you are looking to re-mortgage your home or buy to let property portfolio, our experienced team of Residential Property Solicitors are on hand to guide you through the process.

Two departments one fantastic service

Frank, could I just take a moment to thank you for everything you and Jayne have done. Throughout the whole experience, I was guided by yourself and on occasions, it became quite complicated with my situation however I must express how professional you are and how well you navigated and negotiated the final outcome. Also, Jayne was always a pleasure to speak with and again professional and communicative at every stage.  Without a doubt the best Solicitors practice I have ever dealt with the results Macks Solicitors get, speak for themselves.

We really couldn’t have asked for a better legal partner

We’ve recently been on an 8 month journey of buying our first home. After enduring a 3 month Covid delay on our first homebuyers survey on the original house we were looking to purchase (which didn’t turn out well), we pursued a different house and managed to complete on our dream first home in York this month (October).

It’s been a long slog, but throughout the process Helen has been a dream, keeping us updated on each step and where we stood in the process as well as advising us on the outcomes of the searches and survey on the first house. The vendors on the 2nd house wanted a quick sale and we wanted a quick purchase, and Helen’s swift attention to detail ensured numerous legal points that were not identified in the previous sale on the house 3 years ago were addressed this time around, displaying comprehensive focus on all legal matters that may have been missing from the process last time, and we still managed to do this in under 3 months.

Considering the extreme circumstances we find ourselves in with Covid and the slow pace on the lenders side, we really couldn’t have asked for a better legal partner to keep us sane the past few months, with really excellent advice on where we stood if purchasing the original house.

Thanks Helen and Macks!
